More demos, and only the ones worth the slot.

We read facilitee.com and its page source before writing any of this. Three things stood out, and all three point at the same build: Dutch outbound that sorts property managers by the one number your own quote form already asks for.

Three things we found before writing anything

None of these is a generic observation about SaaS. All three came off your own site.

FINDING 01

Every "Book a demo" button on facilitee.com resolves to meetings.hubspot.com/jandouwe.

The founder is the SDR. Your jobs page lists no openings, so the ceiling on growth is one calendar. That makes meeting quality the target, not volume.

FINDING 02

Your comparison page is not against a rival vendor. It is "9 reasons why Facilitee is better than Excel sheets."

You are arguing with a habit, not a competitor. Nobody searches for a fix to a habit, which is exactly why waiting for inbound underperforms here.

FINDING 03

Your quote form asks for the number of rental contracts. Nothing else on the page qualifies harder.

Price scales with unit count, so unit count sorts the entire target list. A manager who wins a mandate grows your contract the same day.

02

The signal layer, in outline

Thirteen triggers decide which manager gets written to in a given week. Three of them, in plain language.

Not the full stack, and not where any of the data comes from. Enough to see what kind of thing fires.

  1. Tenants publicly naming unfixed repairsA manager whose tenants are writing that maintenance requests sit unresolved. This is the signal that opened your own inbox in July.
  2. A new management mandate wonDutch beheerders announce nearly every new mandate publicly, naming the complex. More units means more tickets, and your price scales per contract.
  3. Already runs a system you integrate withYour partnerships page says the connection exists, so the hardest objection in software sales is answered before the call starts.

Ten more triggers, unnamed here. We go through all thirteen on the call, with the accounts each one is firing on this week.

The buildable universe
90+ VGM NL member firms1,650 VNED company members100+ BVVB VvE beheerders950 NVM Business members

Sources: vgm.nl, TEGOVA member profile for VNED, bvvb.nl, nvm.nl. These lists overlap, so they are not additive. Public and finite either way, which makes this a market you can cover rather than sample.

03

What changes in the first ninety days

Results, not mechanics. How it is built is the call.

Demos that arrive sorted by portfolio sizeThe list is ranked by the same number your quote form asks for, so the biggest contracts reach your calendar first rather than at random.
The objection answered before the call startsManagers already running one of the systems on your partnerships page hear that first. Bloxs alone puts more than four hundred clients in that group.
Your calendar protected, not just filledSince every demo runs through you, each one arrives with a brief on who they are and why they surfaced this week.
Written in Dutch, logged in the HubSpot you already runNo new tool for your side, and the pipeline stays where your six years of history already live.

What is not in this document

Three things we found and deliberately did not write down, with the honest reason:

  • The other ten signals. Including where each one's data comes from, and the rule that settles which trigger wins when three fire on the same manager at once.
  • The managers showing a trigger this week. A live list that goes stale in days, so a document is the wrong place for it.
  • Their names, and the opening lines. We do not put real companies or working copy into a file that can be forwarded.

Top brands we have helped our clients land

Thirty minutes, and you keep the list either way.

  1. We show you the live list. Real Dutch property managers, named, with the trigger that surfaced each one this week.
  2. You keep it. Whether or not you work with us. It is yours at the end of the call.
  3. We tell you if it is not a fit. On the call, not three emails later.
Book a 30 min callOr reply to the thread with a day that works.

We will cover what it costs on the call. It depends on scope, and we would rather quote you accurately than generically.
